How a slowing listings environment impacts Domain and REA Group
Joseph Kim
May 13, 2019
The topic of the property market is a favourite obsession for many Australians given the significant percentage of household wealth the asset class represents for most Australians. There is plenty of media and other commentary discussing property market conditions on any given day – including from other contributors to the blog – so I won’t delve into where I think prices will go in the future. However, a slowing property market does have implications for listing volumes. Continue…

Since writing on Uniti Wireless Limited (ASX: UWL) five weeks ago, two things have occurred. Firstly, the company has announced two acquisitions. Pivit Pty Ltd was acquired for approximately $0.45 million inclusive of all customer assets, brand and associated intellectual property and more recently Fone Dynamics was acquired for between $5.04 million and $8.4 million, depending on their EBITDA in each of the years to June 2019 (base consideration) and the year to June 2020 (performance-based consideration). It’s Official: Residential Construction is Crashing before our Eyes
Roger Montgomery
May 9, 2019
We’ve known for some time that the sharp decline in building approvals would lead to an equally sharp decline in construction activity. It has been our view that because building approvals have already fallen from 280,000 dwellings to 170,000 dwellings, a consequent decline in building activity would start to be seen about now. Continue…

Are today’s high asset prices worth the risk?
Roger Montgomery
May 7, 2019
Central banks have signalled that, if required, they would support their economies by cutting rates even further. This means markets are not likely to crash any time soon. But with most asset prices quite toppy, are investment returns worth the risk of something going wrong? Continue…

Roger Montgomery
April 8, 2019
Investors should be aware that another tech boom appears to be underway. Exuberant valuations, zero profits and knowledgeable private equity owners lining up to sell their stakes are painting a cautious picture for technology stocks. This time the boom surrounds the conga line of technology unicorns that have filed to list, or are rumoured to do so, this year. Continue…

Could Australia’s short-term rates hit Zero?
Roger Montgomery
March 27, 2019
A growing band of commentators are pondering whether Australian rates might fall further. Importantly, for investors, rate cuts from already ultra-low levels should have a positive effect on asset prices – particularly property – but the effect could be more muted, even with strong debt serviceability, given already record levels of household debt. Begging the question of whether the RBA has something else in its arsenal. Under most scenarios it does appear as though housing will be a low return asset class for some time. Continue…

Will we see a further decline in the Australian property market?
Roger Montgomery
March 13, 2019
While APRA has not yet released the data for the December 2018 quarter for housing loan approvals, we can see September 2018 showed a 56 per cent decline of interest only loans approved. With investors less active and less foreign buyers, and new buyers at 17-years lows, it seems the real decline in residential building activity is yet to materialise as we look at the correlation between building approvals and building starts.
