How well do you know your mortgage?
Andreas Lundberg
September 19, 2018
The very well-respected bank team at UBS published a very interesting piece of research today that we believe is well worth taking a look at. The team performs an annual survey of Australians who have taken out a mortgage during the previous 12 months. The survey covers 1008 individuals and is spread both geographically and in loan size, so the findings are statistically significant for the overall population. They have published quite a few different reports looking at the data from different angles, but today’s version is very interesting for the insights it gives into the financial literacy of Australians. Why consumer-oriented stocks could soon struggle
Andreas Lundberg
September 17, 2018
While the Federal government continues to crow about the strength of the Australian economy, a worrying trend is occurring that is getting less attention: Australian households are saving less. Sooner or later, this trend will reverse. And when it does, consumer-oriented businesses will feel the heat. Continue…

Retailers could soon feel the heat from a cooling property market
Roger Montgomery
August 28, 2018
Recent reporting season results tell a story of falling property prices and rising indebtedness. This is starting to hurt property speculators, lenders and builders, and could soon impact many retailers due to the negative ‘wealth effect’ on consumer sentiment. Continue…

How REA benefits from a weakening property market
Roger Montgomery
August 22, 2018
With this weakening property market comes a decrease in auction clearance rates, credit availability and home prices. So how does REA Group (ASX:REA) benefit from this? REA’s revenues have little to do with real estate prices and everything to do with listings volume and advertising yields (pricing and mix shift). Continue…

Two ways to measure risk adjusted returns
Dean Curnow
August 17, 2018
At Montgomery we are constantly asked which fund of ours is the best to invest in? This is an incredibly difficult question to answer, as a) we don’t provide financial advice and are unaware of each of your personal circumstances (and risk preferences), and b) the strategies are not all created equal, in that they are trying to achieve slightly different things from an objective point of view by way of investment design. Continue…

Despite falling prices, Aussie property is still expensive
Andreas Lundberg
August 15, 2018
If you’ve seen recent headlines about falling property prices, you might form the impression that housing is on the verge of becoming affordable, and that owning a home is again a realistic goal for young people. But the latest data shows that the price falls in most capital cities have been modest at best. Continue…

Tim Kelley
August 3, 2018
One of the significant issues currently facing investors in the Australian equity market is the possible trajectory of the residential property market. With property prices having risen to historic highs and household balance sheets having expanded sharply to keep up, the expression ‘primed’ is one that springs to mind. Continue…

Our take on the Viva Energy IPO
Joseph Kim
July 25, 2018
Viva Energy Group (VEA) – which owns the Shell petrol station network in Australia – listed on the ASX on 13 July. It was the largest IPO since the Medibank float in 2014. On face value, the company’s metrics look appealing. So we thought we’d take a closer look to see how it stacks up against its closest rival, Caltex. Continue…

It will also not allow SMSFs to roll any existing interest only loans onto another interest only period once the existing amortisation free period runs out. What’s prompted this change? Continue…

Why the RBA can’t stop a slide in property prices
Roger Montgomery
July 17, 2018
Is the property price boom finally over? It looks like it, going by the latest reports of falling auction clearance rates. In the past, the RBA has done its bit to try to stem a property price slide. But with global interest rates going up, and liquidity getting tighter, there may be little it can do this time.

Property prices are falling – and we’ve only just begun
Roger Montgomery
July 9, 2018
We’ve held a rather dim view of Australian property prices for some time, and have repeatedly warned our readers that the price bubble would end in tears. New research seems to support our thesis. It shows the market is slowing, and home prices are falling the most since 2012. Continue…

Is there more pain ahead for Aussie banks?
Roger Montgomery
June 15, 2018
Since peaking in March 2015, the share prices of our major banks have been plummeting. I fear there is more bad news ahead with the markets beginning to catch up with factors that will limit the banks’ ability to grow their mortgage books as quickly as they have in recent years. Continue…
